Our Fees to Tenants:

BEFORE YOU MOVE IN:

Permitted Payments
Holding Deposit – 1 weeks rent

Deposit – 5 weeks rent

DURING YOUR TENANCY (Payable to the Agent):

Payment of £50 (inc VAT) if you want to change the Tenancy Agreement

Payment of Interest for the late payment of rent at a rate of 3.5%

Payment of £25 incl VAT (minimum) for the reasonably incurred costs for the loss  of keys/security devices

Our Fees to Landlords (Tenant Find):

LEVEL OF SERVICE OFFERED:

TENANT FIND ONLY – 50% of first rent (plus VAT) Minimum charge of £420 (inc VAT)

Includes:

  • Collect and remit the initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Register security deposit under Government-authorised scheme
  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Check In tenant

OTHER FEES AND CHARGES:

Inventory Fee
Prices vary from £90 to £180 (inc VAT)
Dependant on the number of bedrooms and/or size of the property, outbuildings and level of furnishing

Property visits
£48 (inc VAT) per visit
To attend for specific landlord requests such as property inspection, neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Renewal Fee (landlords share)
£30 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Check Out Fee
£54 (inc VAT)
Agree with tenant check out appointment, negotiate with landlord and tenant any disbursement of the security deposit

Our Fees to Landlords (Managed):

LEVEL OF SERVICE OFFERED:

FULLY MANAGED – 12% (10% plus VAT) and tenancy set up fee of £234 (inc VAT)

Includes:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake quarterly visits and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Full photographic inventory
  • Register security deposit under Government-authorised scheme
  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)
  • Check In and Check Out tenant
